The development of Costa Rica beach real estate

 

 

Costa Rica beach real estate is today witnessing one of the most productive times in the history of real estate development in Costa Rica. An increasingly high percentage of the territories are now being developed into residential zones in Costa Rica beach.

In Costa Rica real estate, almost 95% of beachfront property is concession property and remains ruled by the Maritime Zone Law as well as other regulations. The Maritime Zone in Costa Rica real estate includes the first 200 meters from the high tide line, measured horizontally. The Public Area consists of the first 50 meters from the high tide line and cannot be purchased or owned by anyone. This is not a negotiable area, but it highly influences the properties that surround it, and their value for transactions.

The next 150 meters is the Restricted Area. Many beach properties in the restricted area are concession properties. These valuable and sought after beachfront properties are areas that are owned by the government. They provide a lease to anyone interested in having one of these Costa Rica real estate properties, but only for Costa Rican nationals or a Costa Rican corporation.

Foreigners are unable to purchase a majority ownership of any Costa Rica real estate property in the Maritime Zone unless they have been a resident of Costa Rica for five years or longer. Restricted properties in real estate in Costa Rica are leased for a specific period of time, during which the owner can build or otherwise develop the Costa Rica real estate property according to the terms of the lease.

Costa Rican government is very aware of the profitability of these lands and the way that they could be of immense benefit for the country in terms of revenue generation; this is why this small Central American nation is making efforts to bring its wonders closer to the reach of those willing to develop these areas, therefore increasing their value and profitability; something that will surely bring progress and economic success to the coastal areas of Costa Rica.
